Joy Line Homes are a hybrid creation, living somewhere between a manufactured and modular home. Manufactured and modular homes are both built in a climate controlled environment, with production equipment and manpower included in the factory.
One of the biggest advantages to manufactured homes is that they are 80-100% complete before the leave the factory. This means on-site assembly times are cut drastically, and most homes are able to be installed within a day of arriving on your property. The average manufactured home process from start to finish is about 16-24 weeks (3-5 months).
Modular homes, by contrast, are built in small sections (such as prefabricated walls and roof systems) that need to be assembled and joined together on the job site. A Modular home process can take 10-18 months.
The efficient production, sourcing, and stock of materials used to build a Joy Line home is how we are able to keep prices low and build time down. Joy Line incorporates the low cost of typical manufactured home building, with the stylistic possibilities and flexibility of a modular or even a traditional stick-built home.

Years ago, during many vacations along the Bay Area and Santa Cruz, my wife and I were playing with the idea of owning a home in the area. Very quickly we realized that the cost of living made this goal nearly impossible. Even after years of saving and thoughtful investment, the high cost of CA home ownership was still out of reach. We were forced to get creative and think outside the norm.
We entertained the idea of a condo, tiny house, or just about any affordable housing option we could think of— then we came across an open house at a manufactured home. The advantages stood out— this home was just a few blocks from my favorite surf spot, the price was affordable, and even the square footage was impressive. Our hang up was on the design.
The style and lines were dated and boring, customization was limited, and the material choices were barely there. Realizing this was our best option, we began shopping for manufactured homes— we quickly realized the available designs were all similar and felt very cookie cutter. Nothing close to what we envisioned for a new home: good use of space, thought-out floor plan, and beautiful finishes.
